In Miami-Dade and Broward the gap between what a home or a project costs and what a family has saved is wide, and it pushes many people toward whichever offer arrives first. There are alternatives: credit unions, community lenders, county and city homebuyer assistance programs and nonprofit funds, but each asks for a file that self-employed workers in Hialeah or Homestead rarely have ready. Do you provide the funding?

No. Overthink is not a lender and does not offer loans, credit or grants. We help you map the personal financing options in Miami that fit your project, prepare the application and compare the offers, and the decision belongs to each lender or program.

What are the personal financing options in Miami besides a bank loan?

Credit unions, community development lenders, Miami-Dade and Broward homebuyer and home repair assistance programs, city programs, nonprofit funds, education financing and, in some cases, family or partner financing. Which ones apply depends on the project, your income and your credit, and mapping that is the first thing we do.

What kind of personal projects does this cover?

Buying or repairing a home, paying for education or training, starting a small side business, covering a medical or family expense, or consolidating debt. If the project is really a business, our services for companies are usually the better fit.

Can you help with down payment assistance for a first home?

Yes. Miami-Dade, Broward and several cities publish assistance programs for first-time buyers, each with its own income limits, property rules and documents. We check which ones you may fit, prepare the file they ask for and explain how the assistance works alongside the mortgage, without recommending any specific lender.

What documents will lenders and programs ask for?

Usually identification, proof of income (pay stubs, 1099s or business records), recent tax returns, bank statements, a list of debts and, for self-employed applicants, a personal financial statement. We build that file with you; if you need the statement, our personal financial statements service prepares it.

My credit is not great. Is it still worth meeting?

Yes. Part of the work is understanding your credit report, correcting errors and identifying which programs consider more than a score. We will tell you honestly what is realistic now and what to strengthen first.

How much does this service cost, and does it depend on the loan?

Our work is consulting, independent of any lender or program, and it does not depend on which offer you accept. The scope depends on the project and how many applications you decide to submit; we explain it in the first conversation before starting. Contact us

Do you serve Broward and work in Spanish or remotely?

Yes. We meet at our Sunrise office for Broward, from Hollywood to Miramar, and in Palmetto Bay for Miami-Dade, or by video call, in English or Spanish. If the project also needs a household budget to support the repayment, our personal financial planning service builds it.
