Every municipality in Miami-Dade and Broward issues its own business tax receipt, and having a Florida license from the Department of Health or AHCA does not replace it. The City of Miami, Doral, Hialeah, Sunrise and Plantation each run their own zoning and certificate of use process, with different rules for medical uses in the same type of shopping plaza. If your address is in an unincorporated area there is no city step at all and the county receipt is the only local license, which confuses many practice owners who are told to get a city license that does not exist for them. We check which case applies to your exact address first.

What is a city business tax receipt and does my clinic need one?

It is the local license a municipality issues so a business can operate at a given address; many people still call it an occupational license. If your clinic sits inside city limits, a city business tax receipt in Miami-Dade or Broward is required in addition to your state license and the county receipt.

Is a city business tax receipt the same as my professional license?

No. Your professional license comes from the Florida Department of Health or DBPR and covers you as a practitioner; the city receipt covers the physical business location. A clinic usually needs both, plus the county business tax receipt.

How do I get a certificate of use for a medical office in Miami?

The city first confirms that the address is zoned for medical use, then inspects the space and issues the certificate of use or occupancy; the business tax receipt follows. We check the zoning before you sign a lease, file the application and coordinate the inspections.

Can I apply for the city permits before I have the state license?

Zoning verification and the certificate of use can usually start early, since they concern the address and the type of use. The business tax receipt itself often asks for a copy of the state license, so we sequence the applications accordingly.

Is the process different in Doral, Hialeah or Fort Lauderdale?

Yes. Each municipality has its own forms, zoning categories and inspections, and an address in an unincorporated area has no city step at all. We confirm which case applies to your exact address first, whether it is in Miami-Dade or Broward.

What do you need from me to start?

The exact address and suite, the lease or purchase contract, your Sunbiz registration, your professional or AHCA license, and a short description of the services offered at that location. You can bring them to either office or send them ahead of a remote appointment.

How much is a city business tax receipt in Miami?

Each city sets its own schedule, and the amount depends on the municipality, the type of use and sometimes the size of the space or the number of professionals. We tell you what your city will ask for in the first conversation and prepare the application so it is accepted the first time.

Does the city receipt have to be renewed every year?

Yes, municipal business tax receipts in South Florida renew annually, and a lapse can trigger a code notice. We keep a renewal calendar for your locations and can also renew your other permits and licenses on the same schedule.
