Commercial rent is taxable in Florida, which surprises many landlords and tenants from other states, and businesses from Doral to Sunrise that sell wholesale need valid resale certificates on file to avoid charging tax they should not. Do I need to collect sales tax on services?

Most services are not taxable in Florida, but there are specific exceptions, and goods sold along with a service usually are taxable. We review your revenue streams one by one so you collect on what applies and nothing else.

What is the county discretionary surtax?

It is an additional local rate that many Florida counties, including Miami-Dade and Broward, add to the state sales tax. It is generally applied based on where the goods are delivered, which matters for businesses that ship across county lines.

Is commercial rent taxable in Florida?

Yes, Florida taxes commercial rent, which surprises landlords and tenants arriving from other states. The landlord collects it with the rent and reports it, and the county surtax can apply as well. If you own or lease commercial space in Coral Gables or Fort Lauderdale, we check how it is being handled on both sides.

What is a Florida resale certificate and when do I use it?

It is the document that lets a business buy goods for resale without paying sales tax on the purchase, and that a wholesaler in Doral or Medley needs from its customers to sell to them without charging sales tax. Certificates have to be valid and on file for each customer. We set up the routine so a missing certificate does not become an assessment later.

I have been collecting sales tax but never filed. What now?

How much does Florida sales tax filing in Miami cost, and is it done remotely?

It depends on your filing frequency, how many locations or counties you sell into, whether rent or tourist taxes are involved and how clean your sales records are.
