Serving Miami and all of South Florida

Two offices, one team, and clients from Homestead to Fort Lauderdale.

In South Florida, financial statements are asked for in more situations than owners expect: commercial landlords in Brickell and Coral Gables review them before signing a lease, banks require them for SBA and conventional loans, and some Florida licensing boards ask for proof of financial capacity. Businesses with seasonal revenue, common in tourism and hospitality from Miami Beach to Hollywood, benefit from statements that show the full cycle rather than a single strong or weak month. We also prepare statements for owners who live outside the United States and need to understand a Florida company from a distance.

Visits are by appointment. Most of the work can also be done remotely.

Frequently asked questions

Straight answers about this service. For anything else, call us or ask the assistant.

Which financial statements will I receive?

The three core statements: income statement (profit and loss), balance sheet and cash flow statement. Depending on who asked for them, we can add comparative periods and supporting schedules such as accounts receivable or fixed assets.

What is the difference between a profit and loss and a balance sheet?

The profit and loss shows what you earned and spent over a period, such as a quarter. The balance sheet is a photograph of a single date: what the business owns, what it owes and what is left for the owners. Lenders in Miami usually want both, and the cash flow statement explains why profit and cash rarely match.

Are these audited statements?

No. What we offer is financial statement preparation in Miami based on your books: management-prepared statements, not audited ones. If a lender or agency specifically requires audited or reviewed statements, we will tell you so and help you organize the records for that separate engagement.

What do you need from me to prepare them?

Up-to-date books or access to your accounting software, bank and loan statements for the period, and details of any large or unusual transactions. If the books are not current we start with bookkeeping services and reconciliation first.

What financial statements does a bank or landlord in South Florida ask for?

Banks reviewing SBA or conventional loans typically want the last full year and the current year to date, with the balance sheet as of a recent month. Commercial landlords in Brickell or Coral Gables often accept the same package. We prepare the statements in the format each one requests and add a plain-language note on the figures they will question first.

How much does financial statement preparation in Miami cost?

It depends on the condition of the books, the number of periods and whether the package needs comparatives or schedules. Clean, reconciled books make it a short job; books with months of unclassified entries need cleanup first. We tell you which case you are in during the first conversation.

How long does it take to prepare financial statements?

It depends mostly on how current and reconciled your books are and on whether the request has a specific format. Once the books are ready, the statements themselves are the quick part. When you have a lender deadline, tell us at the start so we plan around it.

Can the statements be explained in Spanish, and do I need to visit the office?

Yes. We prepare and explain the statements in Spanish or English, by video or by appointment at our Palmetto Bay or Sunrise office, and owners who live abroad receive them remotely. If you want to go beyond the numbers, our financial analysis for small business reads them with you.
